ABSTRACT
Adequate housing is essential to human welfare, public health, social stability, and sustainable urban development. However, the quality of housing is determined not only by the availability of residential buildings but also by their physical condition, supporting facilities, affordability, and management practices. This study examines housing conditions and management practices in Auchi, Edo State, with emphasis on the physical state of residential properties, availability of essential facilities, maintenance practices, and factors influencing effective housing management. The study adopts a systematic approach to assessing residential buildings and the experiences of occupants and property managers. Data may be collected through structured questionnaires, physical observation, and interviews involving selected residents, landlords, property managers, and relevant stakeholders. Descriptive and inferential statistical techniques will be employed to analyze the data and determine relationships among housing conditions, facilities, maintenance practices, and management effectiveness. The study is expected to identify major housing deficiencies, including inadequate maintenance, poor environmental sanitation, insufficient infrastructure, and management-related challenges. It will also provide practical recommendations for improving residential property maintenance, housing quality, and management efficiency in Auchi. The findings are expected to assist policymakers, urban planners, real estate professionals, property owners, and residents in developing more sustainable approaches to housing management. Ultimately, the study seeks to promote safer, healthier, more functional, and better-managed residential environments in Auchi, Edo State.

INTRODUCTION
1.1 Background to the Study
Housing is one of the fundamental components of human welfare and an important indicator of the social and economic development of a community. Beyond providing shelter, adequate housing contributes to health, safety, privacy, productivity, social stability, and general quality of life. The condition in which people live is therefore closely connected with the effectiveness of housing provision and management. In rapidly growing urban centers, however, increasing population, inadequate infrastructure, poor maintenance practices, rising construction costs, and weak development control can create significant housing challenges.
In Nigeria, the demand for suitable and affordable housing has continued to increase as a result of population growth, urbanization, and migration. The challenge is not simply the availability of buildings but also the quality, functionality, affordability, and management of those buildings. A dwelling may provide physical shelter while still failing to meet acceptable standards because of inadequate ventilation, poor sanitation, overcrowding, deteriorating building components, unreliable water supply, insufficient waste disposal facilities, or poor maintenance. Consequently, assessing housing conditions requires consideration of both the physical characteristics of residential buildings and the services and environmental conditions surrounding them.
Auchi, Edo State, provides an important setting for examining these issues. As a growing urban community with educational, commercial, residential, and administrative activities, Auchi has experienced changes in population and land-use patterns. 1.2 Statement of the Problem

In many Nigerian communities, housing development has not always been accompanied by adequate planning, infrastructure provision, and systematic maintenance. This situation can produce residential environments characterized by deteriorating buildings, inadequate sanitation, poor drainage, unreliable utilities, and other conditions that compromise the comfort and safety of occupants.
Auchi is not excluded from these challenges. The increasing demand for residential accommodation may encourage property owners and developers to convert available spaces into housing without sufficient attention to planning standards, environmental requirements, and long-term maintenance. 1.3 Aim of the Study

1.4 Objectives of the Study
The specific objectives are to:
- assess the physical condition of residential properties in Auchi;

- What housing maintenance and management practices are commonly adopted?
- What factors contribute to poor housing conditions and ineffective management?
- How do residents perceive the quality and management of their housing?
- What measures can improve housing conditions and management in Auchi?
1.6 Research Hypotheses
The following null hypotheses may be tested in the study:
H??: There is no significant relationship between the availability of housing facilities and the overall condition of residential properties in Auchi.
H??: There is no significant relationship between property management practices and residents' satisfaction with housing conditions in Auchi.
H??: There is no significant relationship between maintenance practices and the physical condition of residential properties in Auchi.
1.7 Significance of the Study
The study will be useful to several stakeholders. Property owners and landlords may gain a better understanding of how regular inspection and maintenance contribute to the preservation of property value and tenant satisfaction. Tenants and residents may benefit from increased awareness of factors that determine acceptable housing conditions.
For estate surveyors, property managers, and real estate professionals, the study may provide evidence for developing more effective maintenance strategies and management procedures. Urban planners and government authorities may use the findings to strengthen housing policies, development control, infrastructure planning, and environmental management.
The study will also contribute to academic knowledge by providing location-specific evidence on housing conditions and management in a developing urban environment. Future researchers may use the findings as a reference for comparative studies involving other communities in Edo State and Nigeria.
1.8 Scope of the Study
The study focuses on residential housing conditions and management practices in Auchi, Edo State. It covers selected residential properties and considers factors such as building condition, sanitation, water supply, electricity, drainage, waste disposal, ventilation, security, maintenance, and landlord-tenant management relationships.
The study does not primarily examine commercial or industrial properties except where their activities directly influence residential environments. The geographical scope is limited to Auchi, while the analytical scope focuses on housing conditions and management rather than the broader Nigerian housing sector.
1.9 Operational Definition of Terms
Housing: A physical residential structure and its associated facilities and environment designed to provide shelter and living space.
Housing Conditions: The physical, environmental, and functional state of a residential property, including the condition of its structure, facilities, sanitation, and surrounding environment.
Housing Management: The administration, supervision, maintenance, and operation of residential properties to ensure that they remain functional, safe, and habitable.
